城市群区间住宅价格空间关联效应研究——以长三角城市群为例 预览

Spatial Correlation Effect of Housing Prices of Urban Agglomeration:A Case of Urban Agglomeration in Yangtze River Delta Urban Agglomeration

摘要 城市群地区不仅是我国推进经济发展的增长极,也是我国房地产的先驱市场。以城市群典型地区长三角城市群为例,检验城市群地区住宅价格的空间关联效应,量化住宅价格空间依赖程度,分析形成住宅价格空间异质性特征的原因,为城市群地区住房市场优化调控提供理论基础。研究表明:长三角核心区北部呈现显著的“低-低”、东南沿海呈现显著“高-高”的住宅价格集聚性分布特征。当邻近地区空间加权因素变动1%时,本地区住宅价格将变动0.59%。房地产供给对经济发达城市住宅价格影响较大,经济水平、居民收入水平和住宅开发成本对欠发达城市的住宅价格的影响更为显著,邻近发达地区的城市的住宅价格受市场预期影响较大。 Urban agglomeration is not only the growth pole of promoting economic development in China,but also the pioneer market of real estate in China.Taking the Yangtze River Delta,which is the typical area of the urban agglomeration,as an example,this paper examines the spatial correlation effects of housing prices of urban agglomeration,quantifies the spatial dependence of housing prices and analyzes the reasons for the spatial heterogeneity of housing prices to provide a theoretical basis for the regional real estate optimization regulation.The research results show that north of Yangtze River Delta core area presented obvious“low-low”pattern while the southeast coast showed a significant“high-high”housing price clustering distribution.When the spatial weighting factor changes 1%in the neighboring area,the housing price in the region will change by 0.59%.Real estate supply has a great impact on housing prices in developed cities.Economic levels,residents income level and housing development costs have a more pronounced effect on housing prices in underdeveloped cities.Housing prices in neighboring developed regions are more affected by market expectations.
